COMPLEJO RESIDENCIAL EN VALLADOLID

Debido a la construcción de grandes polígonos industriales, las ciudades cercieron inténsamente en las décadas de los 50 y 60 en España de forma masiva, y sin una normativa muy clara. El complejo residencial a intervenir, pertenece a este grupo.

El objetivo del proyecto es la regeneración de una agrupación de 1064 viviendas construidas en los años 50 en Valladolid. El conjunto está formado por cuatro bloques paralelos prácticamente iguales, que se caracterizan por su gran densidad y generan angostas y oscuras calles.

Por esto, con la intención de regenerar este conglomerado, se propone una operación de esponjamiento con la substración del 25% de la vivienda de estos antiguos bloques, y su posterior construcción en dos torres que generaran la nueva trama urbana. También se resolverán las condiciones de habitabilidad de las viviendas que se conservan, cambiando portales. añadiendo ascensores y mejorando su distribución.

Además se crea un nuevo sistema de espacios públicos superpuesto a la edificación actual que vendría a reducir su densidad y permitiría generar nuevos lugares de relación para sus habitantes, consiguiendo que los espacios intersticiales entre los bloques respiren. El proyecto original se caracteriza por su LINEALIDAD, tanto en planta como en alzado. Por eso la propuesta de regeneración seguirá basándose en LA LÍNEA, pero haciendo una reinvención de la misma, una línea que se corta, quiebra e incluso crece.

Desde ambas avenidas se puede seguir observando la linealidad del conjunto como unidad, pues el bloque 1 y las partes de los restantes que miran a la Av. Juan Carlos I se mantendrán. Así, se consigue exteriormente una visión monolítica de conjunto pues “lo que tiene de hermoso es lo que tiene de bruto”. Sin embargo, una vez nos adentramos en el conjunto, la línea se cortará al desaparecer un pedazo de los bloques 2, 3 y 4.

Los elementos sustraidos nunca crearan una visual de total apertura, sino que configurarán una línea en movimiento, una línea de diferentes prespectivas, que generará visuales y nos conducirá y abrirá al espacio público existente y al creado.

Por último, la línea crece en los bloques de nueva construcción, lo hará como hito, y como oposicíon de lo nuevo frente a lo ya existente.

Owing to the construction of big industrial areas, the cities grew intensily during the 50’s and 60’s. in Spain. They did it massively and without  clear regulations.. The residential complex to be transformed, belongs to this group.

​

The aim of the project is to regenerate a group of 1064 housing constructed on the 50’s in Valladolid. The complex is made up of four mostly equal parallel buildings, caracterized by its great density, which derives on narrow and dark streets. 

​

It is for this reason that with the intention of regenerating this conglomerate, it is proposed to fluff up the complex substructing the 25% of the housing contained in the old blocks, to be  placed later in a couple of towers, that will regenerate the new urban plan. In addition, the habitability conditions of the remaining apartments will be improved changing the entrance halls, adding elevators, and reforming their old layout to a better one.

Moreover, overlaying the current buildings, a new public space system is created to reduce the density of the area and generate new urban spaces for the benefit of its inhabitants, giving the old narrow streets, an opportunity to breath. The original project was caracterized by its LINEALITY, not only in its plan but also in its elevation. That is the reason why this proposal will be also guided by the concept of a LINE, but making a reintvention of it, a line that can be broken, twisted or that even grows.

We will still be able to observe the lineality of the complex as an unity, because the first block and the parts facing to Juan Carlos Segundo Ave. will remain. That way, a monolitic view of the complex will be achieved because “its brutality is what makes it beautiful”. Nonetheless, once we get inside the complex, the line will be broken by the desapearance of a portion of the other blocks..

The substructed elements will never create a completly open visual, but form a moving line, a line of different perspectives, that will lead us bouncing betweeen the buildings to the big open public space.

To finish, the line also grows in the two new towers. It will grow as a landmark, making visible the difference betweeen new against old.
